It applies to information you give us directly through this website, by phone or text, in person at a walkthrough, or in the course of a renovation project.

When you submit a walkthrough request, contact form, agent referral, prequalification quiz, or otherwise reach out, we collect what you provide:
- Name, email, phone number, and (if relevant) your home address.
- Project details — service type, timeline, budget range, photos you choose to attach, and any context you write in the message field.
- For real-estate agent referrals: agent name, brokerage, license number, and contact info, plus the homeowner's contact info if you're submitting on a client's behalf.
Information we collect automatically
When you visit our site, our hosting provider (Netlify) and any analytics tooling we run logs basic technical information including your IP address, browser type, device type, referring URL, pages viewed, and timestamps. This is standard server log data used to keep the site running and detect abuse.
Cookies and analytics
We use a minimal session cookie (named zfr_admin) only for our internal admin and tracker areas. It's not used for tracking visitors on the public site. If we run privacy-focused analytics (such as Plausible), it operates without cross-site cookies, doesn't fingerprint visitors, and doesn't track you across other websites. We don't use third-party advertising cookies or retargeting pixels.
How we use your information
- To respond to your inquiry— schedule walkthroughs, send quotes, follow up on leads, and answer questions you've sent us.
- To run your project— communicate with you, your real estate agent (if you've introduced us), subcontractors, and the relevant permitting authority during a renovation.
- For invoicing, contracts, and Pay-at-Closing — share the minimum information needed with title/escrow companies to release your final payment at closing.
- To improve our service — internal review of leads, project outcomes, and site performance.
How we share your information
We do not sell, rent, or trade your information. We share it only with parties who need it to do their job:
- Our crew and project managers — to schedule, scope, and execute work on your home.
- Subcontractors and suppliers — only the project-specific information they need (typically the address, scope, schedule).
- Service providers we use to run the business — examples include our website host (Netlify), media hosting (Cloudinary), email tooling (Resend), and database (Neon Postgres). These vendors are bound by their own contracts and security commitments.
- Title/escrow and closing parties — for Pay-at-Closing customers, we share the minimum details needed to coordinate payment at the closing of your home sale.
- Legal compliance— when we're legally required to (e.g. a subpoena, MHIC inquiry, or court order) we may disclose information to comply.
Data retention
Lead data (from form submissions) is retained for as long as we're actively following up, plus a reasonable period for our records and tax purposes (typically seven years for project-related records). You can ask us to delete your record sooner — see “Your rights” below.
Security
Submissions are transmitted over HTTPS and stored in a managed Postgres database with restricted access. Our admin areas require password authentication. We don't store credit-card numbers or banking info — payments for our services are handled outside this website (typically by check, bank transfer, or via your title company at closing).
That said, no method of transmission or storage is 100% secure. We work to protect your information but cannot guarantee absolute security.
Your rights
You can request to:
- See what information we have about you.
- Correct or update inaccurate information.
- Delete your record (subject to legal/contract retention obligations).
- Opt out of marketing follow-ups (we don't do bulk marketing — but if we ever do, you can opt out at any time).

Children
