Maryland renovation site
Terms of Service

The fine print, in plain English.

The terms below govern your use of this website and any communication you start through it. The actual terms of any renovation are spelled out in the signed contract for your project.

Last updated · April 2026

These Terms of Service (“Terms”) govern your use of the website at zfrconstructions.com(the “Site”) and your initial engagement with ZFR Constructions (“ZFR,” “we,” “us”) through the Site. If you don't agree with these Terms, please don't use the Site.

Once we move into a paid project, the binding agreement is the written, signed contract for that specific project (which references the Maryland Home Improvement Commission's required disclosures). The contract takes precedence over these Terms for anything in scope of that project.

Use of the Site

You may use this Site to learn about our services, request a walkthrough, submit a contact or referral form, or access the customer/admin areas you've been given access to. You agree to:

  • Provide accurate, current, and complete information when you submit forms.
  • Not attempt to bypass authentication or access areas you haven't been authorized to use.
  • Not interfere with the Site's operation, scrape it, or use it to send unsolicited communications.
  • Comply with applicable Maryland and federal laws.

Walkthroughs and quotes

Walkthroughs are free and no-obligation. After a walkthrough we provide a written, fixed-price quote for the scope discussed. Quotes are valid for the period stated on the quote (typically 30 days) and can change if the scope or your timeline changes substantially.

Information you share during a walkthrough or in a form submission is handled per our Privacy Policy.

Pay-at-Closing program

Our Pay-at-Closing program lets qualified Maryland sellers fund pre-sale renovations out of the proceeds of their home sale instead of paying upfront. The specific eligibility, payment, lien, and timing terms for the program are included in a written contract addendum signed before any work starts. Examples of what's in that addendum:

  • Eligibility criteria (active listing agreement, qualifying home equity, target list date, etc.).
  • The fixed price and what it includes.
  • Lien position and recording (if any) used to secure payment.
  • What happens if your home doesn't sell within the agreed window or if you withdraw the listing.
  • Standard MHIC-required disclosures.

Marketing copy on the Site is meant to introduce the program — it's not the program agreement. Pay-at-Closing terms apply only when both parties sign the addendum.

Renovation contracts and warranties

For every renovation project we provide a written, MHIC-compliant contractthat defines scope, timeline, materials, total fixed price, and the payment schedule. Workmanship and materials warranties are stated in the contract. Manufacturer warranties on installed products (windows, appliances, flooring, fixtures, etc.) flow through to you as the homeowner per the manufacturer's terms.

Real estate agent referrals

If you submit a referral as a real estate agent, you confirm that:

  • You have your client's permission to share their contact info with us.
  • You're an actively licensed Maryland real estate professional (or under the supervision of one).
  • Any rebate, gift, or co-marketing arrangement we may agree to is permissible under your brokerage's policies and the rules of the Maryland Real Estate Commission and (if relevant) RESPA.

Intellectual property

The Site's text, layout, graphics, photography (other than third-party stock images credited to their owners), and code are owned by ZFR Constructions or our licensors. You may view and share links to public pages. Reproducing, redistributing, or scraping Site content without our written permission is not allowed.

Project photography of work we've done is owned by ZFR. We may publish before/after photos and project details unless you've specifically asked us in writing not to.

Third-party links and services

The Site may link to third-party websites (e.g. MHIC's license verification portal, vendor sites). We don't control those sites and aren't responsible for their content, terms, or privacy practices.

Disclaimers

The Site and its content are provided “as is” without warranties of any kind. We make no guarantees that the Site will be available without interruption, that information shown is free of typos, or that any outcome promised in marketing copy applies to your specific home or situation. Pricing, timelines, and scope shown on the Site are illustrative — your actual project terms come from a written contract.

Limitation of liability

To the fullest extent allowed by Maryland law, ZFR is not liable for indirect, incidental, special, consequential, or punitive damages arising from your use of the Site. For any contracted renovation work, our liability is governed by the signed contract and applicable Maryland consumer-protection law.

Nothing in these Terms limits any rights you have under MHIC's Guaranty Fund, Maryland's Consumer Protection Act, or other non-waivable statutory protections.

Governing law and disputes

These Terms are governed by the laws of the State of Maryland, without regard to conflict-of-laws rules. Disputes related to renovation contracts follow the dispute-resolution clause in the signed project contract. Disputes related solely to use of the Site will be brought in the state or federal courts located in Maryland.

Changes to these Terms

We may update these Terms occasionally. The “Last updated” date at the top of this page shows the most recent revision. Material changes will be highlighted on the Site.
